Flashing services
What flashing does
Flashings are the metal strips that seal the joins and edges of a roof: where it meets a wall, runs around a chimney or skylight, or forms a valley between two roof slopes. When a flashing lifts, rusts or comes loose, water gets in, often a long way from where the stain shows.
Wall and chimney flashings
We repair or replace the flashings where the roof meets a wall or chimney, which is one of the most common places for a roof leak to start.
Valley flashings
Valleys carry a lot of water. We replace rusted or damaged valleys and make sure water drains away properly.
Skylight and pipe flashings
Anywhere a skylight, flue or pipe comes through the roof needs a properly sealed flashing. We find the failed seal and replace or reseal it properly.
Ridge, barge and edge flashings
We fix loose or missing flashings along the ridge and roof edges, which can lift in strong wind.
Flashings for extensions
Where a new roof meets an old one is a common spot for leaks. We install the flashings on extensions so the join stays watertight.
Who we do flashings for
Property managers and landlords
Roof leaks are one of the most common tenant complaints after heavy rain. We respond 24/7, with a 60-minute response for emergencies, and keep you updated on what we found and what was done. Licence and insurance details are available on request.
Builders and renovators
We install flashings on new builds and extensions, including the tricky spot where a new roof meets the old one, under the one licence that also covers plumbing and gas.
Homeowners
You get a straight answer about where the leak is coming from and what it will take to fix, before any work starts.
What affects the cost of flashing work
Every roof is different. What makes the most difference:
-
Where the flashing is: a wall flashing, a valley, or around a chimney or skylight
-
Length: how many metres of flashing need replacing
-
Height and pitch: single or double storey, and how steep the roof is
-
Access: whether scaffolding or edge protection is needed
-
Hidden damage: whether the leak has damaged anything under the flashing
A call-out fee applies; you'll get a clear quote before any work starts.
How a flashing job runs
-
Get in touch. Call 0410 924 363 or send a quote request. Form enquiries get a reply within 24 hours.
-
Inspection. Cristian checks the roof, flashings and gutters to find where the water is actually getting in, not just where it shows.
-
Clear quote. A call-out fee applies for the visit. Your written quote then sets out what needs doing, with repair and replacement options where both make sense. No work starts until you've approved it.
-
The work. The failed flashing is resealed or replaced and fixed securely, and the old material and rubbish are taken away.
-
Paperwork. For work valued over $750 (labour and materials included), you get a compliance certificate within five days, as Victorian law requires.
Roof flashing FAQs
Do I need a licensed plumber to fix roof flashing?
Yes. In Victoria, installing, replacing or repairing roof flashing is roofing (stormwater) work, so it must be done by a plumber licensed or registered in that class. You can check a plumber's licence on the Building and Plumbing Commission (BPC) website. Flow Now's licence number is 125484.
How do I know if the leak is the flashing?
Leaks that appear near a chimney, skylight, pipe or outside wall, or only in heavy or wind-driven rain, often come from the flashing. Water can travel along the roof before it drips, so the inspection checks the flashings, the roof sheets and the gutters to find the real source.
Can flashing be repaired, or does it need replacing?
A small lifted section or a failed seal can often be refixed or resealed. Flashing that has rusted through, or a valley that is rusted along its length, usually needs replacing. Your quote will set out both options where both make sense.
Will I get a compliance certificate?
If the total value of the job is over $750, including labour and materials, the licensed plumber must give you a compliance certificate within five days of finishing and lodge it with the BPC. Keep the certificate with your property records.
Can you come out for a roof leak during a storm?
Yes. We're available 24/7, with a 60-minute response for emergencies. In heavy rain or wind it isn't always safe to do a full repair, so Cristian makes the roof safe first, such as by tarping the leaking area, and comes back for the permanent repair when conditions allow.
Which areas do you cover?
We're based in Dandenong and do a lot of roof work across the south-east, including Noble Park, Keysborough, Springvale, Clayton, Narre Warren, Berwick and Frankston. We cover the rest of Melbourne too, so wherever you are, give us a call.
