Rental Split System Install in Clayton: Cooling for the Main Living Area
The job
In October 2025, Flow Now Plumbing installed a Mitsubishi Electric 5kW inverter split system at a rental property in Clayton, in Melbourne's south-east. The property needed cooling in the main living area to line up with Victoria's rental minimum standards.
The requirement
Victorian rental properties have to meet a set of minimum standards, and new energy efficiency standards are being phased in. Under the cooling standard, rental providers must have an energy-efficient fixed cooling system with an outlet in the main living area:
From 1 March 2027: it applies when a new rental agreement starts, or when an existing agreement goes month-to-month.
From 1 July 2030: it applies to all rental properties, unless an exemption applies.
A non-ducted split system needs a cooling energy rating of 3 stars or more to count. A reverse-cycle split system can also cover the heating standard. Some exemptions apply, for example in some apartments or heritage properties, so check the official rules for your property on the Consumer Affairs Victoria website.
Installed in October 2025, the system got this property ready well ahead of the 1 March 2027 start date, and with a cooling rating of 3 stars or more, it meets the standard's rating requirement.
The install
A split system has two parts: an indoor unit on the wall and an outdoor unit outside. Flow Now Plumbing installed the indoor unit in the main living area, fitted the outdoor unit, and ran and connected the refrigerant pipes between them. The condensate drain was set up, and the system was tested and commissioned before your licensed plumber left.
Result
The property now has cooling in the main living area.
