Rental Gas Safety Checks in Dandenong & South-East Melbourne
Is a rental's gas safety check due? Flow Now Plumbing is a licensed plumbing and gas fitting business based in Dandenong. We do rental gas safety checks for property managers, rental providers and landlords across south-east Melbourne, with a written report after every check.
Flow Now Plumbing is owner-operated by Cristian Fernandez. The licensed plumber you book is the same one who turns up and does the check.

What Victorian law requires
Under Victoria's Residential Tenancies Regulations 2021, rental providers have clear gas safety obligations. According to Consumer Affairs Victoria and Energy Safe Victoria:
Every 2 years: rental providers must have a gas safety check done every 2 years by a licensed or registered gasfitter.
The right endorsement: the check must be done by a gasfitter endorsed in the specialised class of Type A gas appliance servicing (shown as Gas Servicing Type A on the Plumbers Identity Card).
New renters: if a gas safety check hasn't been done in the last 2 years when a renter moves in, one must be done as soon as possible.
Disclosure: before entering into a rental agreement, the rental provider must tell the renter the date of the last gas safety check and any outstanding recommendations from it.
Records: the rental provider must keep the record of the gas safety check until the record of the next check is created.
Copies for renters: the rental provider must give the renter a copy of the most recent gas safety check within 7 days of receiving a written request.
Read the official guidance: Consumer Affairs Victoria: Rental providers, gas and electrical safety and Energy Safe Victoria: Residential tenancy.
Flow Now Plumbing holds licence 125484 (plumbing, gas fitting, drainage and roofing (stormwater)) and a Type A gas appliance servicing endorsement, so every check is done under the right licence.
What's checked
-
A Flow Now Plumbing gas safety check covers the property's:
Gas appliances, such as heaters, cooktops, ovens and gas hot water systems
Gas fittings
Flues
You get a written report after every check. Consumer Affairs Victoria says the record should include the gasfitter's name, business details and licence or registration number, the date of the check, and the results, including any servicing or repairs needed and what was done about them. The Flow Now Plumbing report also includes a copy of the Type A gas servicing record lodged for each Type A appliance serviced.
How booking works for property managers
1. Email the job. Send the property address, the tenant's contact details and your work order number, if you use one, to cristian@flownowplumbing.com.au.
2. Tenant access. Cristian contacts the tenant directly to arrange access, so you don't have to play phone tag.
3. The check. The gas appliances, fittings and flues are checked.
4. The report. You get a written report to keep with the property's file, ready to give the renter if they ask for a copy.
5. Reminders. Want a heads-up when the next check is due? Flow Now Plumbing is happy to send a reminder, so no property slips through.
The call-out fee applies to repair visits only, not to scheduled gas safety checks.
